Q: Why are you selling the properties you find? Why don’t you just build on them yourself?
A: At Spirit Land Company, we use a proprietary marketing system to get in touch with property owners who are needing to sell their property for any number of reasons. Often these property owners are behind on upkeep, property taxes, have inherited an unwanted property, or don’t have the funds to upkeep the property to keep the City happy. They need a way out. That’s where we come in. We provide them with a fair cash offer for their unwanted vacant lot and we can close faster than a traditional real estate agent. Because of this, they are able to walk away from a property that’s been stressing them out and we’re able to purchase buildable lots to resell to our builder clients. Our business is not in the building, it’s in the sourcing and disposition.
Q: How are the investment properties on this site different from those I can find on the MLS?
A: The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. The infill lots you’ll find on our Buyers List are ones that will never be on the MLS due to the distressed nature of the property or the homeowner’s unique situation. For many of these people, working with a traditional real estate agent to find a buyer is out of their reach either due to the cost of making a property “market-ready”, clearing it of trees or bushes, time constraints from code enforcement, or simply because they need cash quickly. But at Spirit Land Company, we are there to assist property owners stuck in any situation. We will buy the lots directly from them at a discount so they can move on from the distress that’s causing them to need to sell quickly so they can walk away.
Q: Can I use traditional bank financing to buy these infill lots?
A: Most of our work is with builders and investors looking for buildable lots that are for sale now. They have cash in their hands and want a quick sale so that they can add the property to their inventory and start building immediately. However, if you are pre-approved with a bank with a commercial line of credit, or have private financing and can close quickly, we will consider all offers. The reason we prefer cash over lines of credit is this: During an economic downturn, it’s quite common for banks to shut down lines of credit, and for private funders to disappear. This happened during Covid. And we don’t get excited about having to purchase infill lots ourselves if deals fall through. Quite frankly, we hate mowing them!
Q: How do I make an offer on a property on your Buyers List?
A: We make buying a property simple! We will send you a text or email about a property that matches your buying criteria. If you haven’t given us your buying criteria, you can do so by completing our Builder Survey at this link. Next, once we send you a property, you simply let us know if you want to buy it within 24 hours. We will send you a purchase agreement, you will need to send the earnest money to the title company, and we will forward the purchase agreement to get closing scheduled. By the time you get notification of the property, the title work is already completed and ready. (Since some of the lots we run into may have title complications, we get all of that worked out before we even notify you about it.) We make make it super easy!

Q: How often do you send new properties to Preferred Buyers?
A: We are constantly sourcing new lots to sell to our builders. And as new ones become available, we send them to builders we have a relationship with every week (if not daily!). Because our properties are first come, first serve, you will want to respond as quickly as possible if you are notified.
